Flat Roofs, whether on commercial or residential buildings have a real risk of leaking due to water puddling on them. The sun's heat can cause some roofs to expand and contract, and ultra-violet rays can cause seams to weaken. This causes openings in the roof where moisture can penetrate and damage the roof decking until you have a leak or a catastrophic failure. It's important to inspect your roof periodically and especially after a bad storm to ensure that it's not showing this type of wear and damage. If you catch it early then it can often be easily repaired and probably be made more energy efficient at the same time. If the damage is bad enough, you may need a new roof. CD Kaller can help in either case.
New or Replacement Roof
GAF has several modified bitumen systems available to build your flat roof from the roof decking up. These are multi-ply membranes and can include a layer of insulation. These systems are ideal for new roofs or complete replacements. The top caps are available in either black or white. White will help keep the roof cool in the summer to reduce the cost of cooling your building. CD Kaller is a GAF certified Master Elite Contractor.
Roof Sealants are silicone or other elastomeric membranes that are added over existing roofs. Sealing a roof can prevent the need for a tear-down and then a roof replacement or greatly extend the life of a roof that is still in good shape. They offer seamless water-proofing, even in puddle areas, and their light color reflects sunlight to help keep your building cool in the summer. Uniflex offers up to a 50 year manufacturer's warranty on their product.
A cool roof is white or light colored to reflect sunlight and heat away from the roof, keeping the roof and the building it is protecting, cooler in the summer. This can drastically reduce your cooling costs. See more about Cool Roofs.
